1029 Newark Avenue, Elizabeth, NJ

In the fall of 2021, Elberon Development Group and its partner The Fidelco Group, delivered a seventy-five foot clear, 140,000 square foot, freezer warehouse on a site located in two different municipalities – the cities of Elizabeth and Newark. The project involved numerous complexities including the formation of two different joint ventures, government approvals from two different cities, environmental remediation, and myriad construction complications compounded by circumstances of the pandemic. The resulting project won NAIOP-NJ’s 2021 Industrial Deal of the Year (Elberon’s third development project to win the prestigious award.)

Elizabeth Logistics Center

Elberon Development Group, closed on the acquisition of land and formed a joint venture with The Avidan Group, allowing for the assemblage of multiple properties totaling 17 acres along Fairmount and Julia Street in Elizabeth, NJ. Ownership subsequently worked with the city to vacate a public street, rezone the site, and reconfigure the tax lots. A 135,000 SF freezer warehouse was constructed in connection with a long-term build-to-suit lease with Seafrigo Cold Storage on one property. A 90,000 SF multi-tenant warehouse was constructed on the adjacent site housing Pilot Air Freight and another division of Seafrigo Cold Storage. The project was recognized s NJ-NAIOP’s Industrial Deal of the Year in 2016.

Elizabeth, NJ

In the fall of 2013, Elberon Development Group delivered a new state-of-the-art 524,000 square foot distribution center to Wakefern Food Corp. on the same site that Elberon’s founder, David O. Evans, had constructed Wakefern’s original building 50 years prior. The NAIOP award winning project involved temporarily relocating Wakefern to an alternate site while assembling 50 contiguous acres, demolishing the existing buildings, redeveloping the site, and then returning the tenant to its original location. The project not only delivered a new modern efficient warehouse to Wakefern, but also preserved and created approximately 350 jobs in the city over the next several years. The $50 million project was delivered on time and on budget.

In the fall of 2013, Elberon Development Group delivered a 175,000 square foot refrigerated warehouse for France-based food distributor Seafrigo Cold Storage. The project involved the demolition of a 172,000 square foot former FedEx distribution facility and subsequent redevelopment of the site. The new facility features 16,000 square feet of 2-story office space, 25 tailboards, 40 foot clear ceiling height, and temperature controlled rooms ranging from minus 10 degrees up to 55 degrees. The entire project was completed on time and within budget.
